What We Found Behind The Bathroom Wall

During a recent pre purchase property inspection, one of our inspectors identified a water leak.

As part of our routine inspection process, the inspector conducted comprehensive checks, including running the shower taps in the upstairs bathroom. During this test, he noticed visual signs of moisture on the ground floor below. To investigate further, he used a thermal imaging camera, which confirmed that water was leaking from the shower and travelling through the timber-framed wall.

At the time of the inspection, there was no evidence of significant structural damage. However, if the leak was left undetected, ongoing water exposure would likely cause progressive deterioration after each shower use, potentially leading to timber decay, mould growth, and the need for repairs.

While thermal imaging is not normally used to detect leaks, once the issue was identified, our inspector used his thermal camera to pinpoint the source and assess the extent of moisture spread. The thermal images clearly showed temperature variations, with colour differences indicating the presence of moisture behind wall and floor coverings.

Building Inspection Report Findings

The following observations were recorded in the pre purchase property inspection report.

Results: Moisture was detected on the wall at the time of inspection. The moisture meter testing returned medium to high readings during the site visit.

Likely Cause: The moisture identified has resulted from water transfer from the shower enclosure located above the affected area.

Evidence: Thermal imaging identified water heat signatures (pictured above glowing yellow) behind the wall and floor covering of the south-west ground floor bedroom at the time of inspection.

Conclusion and Recommendation: Further investigation is required. A licensed plumber should be engaged to investigate the leak and carry out the necessary repairs as required.
