During a Pre-Purchase Timber Pest Inspection, we were unable to inspect the subfloor (the area beneath the home) as all access points had been sealed and couldn’t be opened.
We made the buyer aware of this in our inspection report. After they had settled on the purchase, they engaged us to carry out a Preventative Termite Barrier Treatment to reduce the risk of future termite attack.
To ensure the treatment was applied thoroughly, a carpenter was required to cut open and unseal the floor traps to create access points into the subfloor.
What We Discovered in the Previously Sealed Subfloor
When we returned to complete the treatment, we discovered significant termite evidence in the subfloor, which had previously not been accessible during the inspection.
Termite mud tubes, resembling stalagmites, were found throughout the subfloor area as termites attempted to reach the timber floor structure. Fortunately there was no significant termite damage to the subfloor once we gained access.
Why Subfloor Access Matters
This situation highlights the importance of inspecting all accessible areas of a property, particularly the subfloor. If the subfloor can be physically accessed, it must be inspected.
Termite evidence and other issues are often concealed in these areas. If they can’t be accessed, we’re unable to determine the full extent of any potential problems, leaving the property at risk.
Our Timber Pest Inspection Reports always clearly document any areas that could not be inspected at the time of the inspection. In this case, while the subfloor was inaccessible during the inspection, we were able to promptly address the issue once engaged for the termite barrier treatment.
