At Bestwest Building Inspections, we know that buying a property is a big decision. That’s why we’re committed to providing thorough and reliable Pre-Purchase Building Inspections so you can move forward with confidence.

Pre-purchase building inspections are a must-do for everyone buying a home. Our goal is to ensure you’re fully informed about the condition of the property before you commit, helping you avoid costly surprises down the track.

Why Roof Inspections Matter

As part of our pre-purchase building inspections, the roof frame is one of the most important areas we assess. The roof structure isn’t just about keeping the rain out—it’s a key component of the building’s structural system.

A compromised roof frame can affect the stability of walls and ceilings. Defects in this area may also pose safety risks or reduce the lifespan of roofing materials. Unfortunately, many roof defects aren’t obvious at first glance, especially if access to the roof void is limited or insulation and stored items are concealing the problem.

That’s why an experienced and qualified inspector is essential. At Bestwest Building Inspections, we carefully inspect all accessible roof spaces, identify structural deficiencies, and provide clear findings in a digital report.

Roof Defects We’ve Discovered During Pre-Purchase Building Inspections

Here are just a few real examples of major structural roof defects we’ve uncovered during our pre-purchase building inspections:

1. Unsupported Underpurlin

Unsupported Underpurlin

In an older home, a snapped underpurlin had been replaced, but without proper support beneath it. This left the structure vulnerable to sagging rafters under the weight of the roof tiles.

Outcome: Our inspection flagged this as a major defect. The seller was required to carry out proper repairs before settlement, allowing the buyer to move in with peace of mind.

2. Beam Installed Incorrectly on Ceiling Joists

Beam Installed Incorrectly on Ceiling Joists

A newly added beam in an older home was resting directly on ceiling joists instead of a load-bearing wall. Ceiling joists are not designed to carry that kind of structural weight.

Outcome: We identified the issue, the seller arranged a fix before settlement, and the buyer avoided future structural problems.

3. Incorrectly Installed Struts

Incorrectly Installed Struts

Makeshift struts had been added to support a sagging hip rafter and underpurlin, but they were installed incorrectly. One strut was bearing down on ceiling joists, and others were transferring weight to a hanging beam, which is only intended to support the ceiling. Poor repairs like these can lead to internal ceiling sag and damage to roof beams over time.

Outcome: Noted in our inspection, the issue was rectified prior to settlement, and the buyer moved in with confidence.

4. Fabric Straps Used as Rafter Support

In one of the most alarming discoveries we’ve seen, fabric straps were being used in an attempt to hold up rafters pulling away from the ridge board. This is not only unprofessional—it’s dangerous! Structural repairs should always be carried out by a qualified builder, not improvised with non-structural materials.

Outcome: We flagged the defect, and proper support was installed before the buyer took possession of the home.

5. Loose Strut Failing to Support the Ridge Board

In another inspection, a ridge board was meant to be supported by a strut, but it had either come loose over time or was never properly secured. As a result, the ridge board had no effective support.

Outcome: This issue was noted in our report and could be easily fixed by a roof carpenter. The buyer was made aware, and the seller carried out repairs before settlement.
