A bit of an unexpected defect on a 15 year old home! In our experience it is not normal to see structural defects on a home that is only 15 years old.
Inspecting this roof frame revealed two split underpurlins which are structural components and therefore classify as a major structural defect that would need to be rectified. This typically would not be found in a house of this age however it is just another reminder why you should have a Pre-purchase Building & Pest inspection carried out, regardless of the age of the home you are buying.
Although this could not be proven, it is interesting to wonder if the large amount of Building Code Non-compliance that was present in this roof frame had an adverse effect on this underpurlin or not.
