A recent Pre Purchase Building Inspection discovered a major structural defect in the roof space.

In this photo you can see that these struts bear down onto an unfixed wall plate that has not been secured to the steel beam and has moved under the load of the roof frame.

Someone has tried to wedge the timber wall plate against the adjacent hanging beam which is now starting to roll as well. The timber wall plate needs to be fixed to the steel to avoid further movement.

This is a structural component and as per the standard contract this would need to be fixed.
