Termite Activity In 10 Year Old Home | Building Inspection Perth
Many home owners assume they are exempt from termite attack if they are living in a relatively new property or even if they live in an older “brick & tile home”. Unfortunately this is a huge misconception and leaves thousands of homes open to termite attack.
Recently Bestwest Building carried out a Pre-Purchase Building and Pest Inspection on this 10 year old home. Most would assume that a property like this one would have no risk of termite attack as it is only 10 years old.
During this inspection our expert Pest Inspector Joel, found termite activity in and behind this pine cavity plate inside the garage of this home. A cavity plate like this would give the termites direct access to the roof void as it goes from the ground all the way up to the roof void.
This home had a pre-contstruction two stage treatment carried out when it was built however the life-expectancy for this treatment was 10 years, which means it expired only one month before our inspection!
We have seen termite activity inside of homes that are only 1-2 years old, this clarifies that every home is at risk and as a home owner you have to be vigilant with the prevention of termite attack as the potential damage they can cause is catastrophic.
The best and most effective termite prevention is an external chemical protection zone around the perimeter of your home, commonly referred to as a ‘Termite Barrier’. Using the latest and greatest chemical on the market, Termidor, will give you the best chance of preventing a termite attack and is also safe for your family and pets.
